A land title is an important piece of document which proves the ownership of a property. Here are some of the things that you should know :
1. The solicitor who prepares the sale and purchase agreement will usually conduct the land search.
2. The land search contains important information such as the identity of the registered proprietor of the property, category of land use or if the property is subject to any encumbrances.
3. It does not take long to complete a land title search and it costs only RM30.
4. If you are in a situation whereby you have suffered losses due to an error in your ‘certificate of search’, you are entitled to compensation.
5. The lawyer must submit the duly stamped Memorandum of Transfer (Form 14A) for registration at the Land Office within 3 months from the date of the MOT and when it is registered, the new property owner has to register its name at the Municipality.
