If you are looking for a place to rent, here are some of the things that you should know.
1. The price is usually the main concern. How much are you willing to pay every month? How much do you have to pay in advance? Set a budget and always ask if the rent includes utilities too. If it does not, ask the landlord
2. Check the house before you move in. Look out for defects; take pictures of them. Give your landlord a copy of the inventory and also one for yourself. It is advisable to have it signed.
3. You may also want to consider other things such as the location, amenities, public transports and the safety of the neighbourhood.
4. Do not feel obliged to follow the terms and conditions set by the landlord. You can challenge them provided that you do it before you sign the tenancy agreement. Some landlords are willing to offer more than what is stated in the tenancy agreement, such as repair obligations.
5. Prior to the signing, you must read and understand the agreement. Look in particular things such as the services provided by the landlord, tenancy duration and the name, address and contacts details of the landlord.
6. Protect yourself. Always ask for everything in black and white. It is not under the law that there is a need for written tenancy agreement or an inventory, so be sure to ask for them!
