5 Things To Know Before You Sign A Tenancy Agreement As Tenant

Whenever you signed a tenancy agreement with a landlord, watch out for the some tricky clauses that may appear hidden and they are,
1st, watch out for the word ‘fixed term’ as this could mean that you aren’t able to terminate the agreement prematurely by giving 1/2 month’s notices to the land to vacate the property.
2nd, this may also mean that you may have to pay for the entire duration of the tenancy that you may have signed up for i.e. a term of 1/2 years or more.
3rd, watch out for the clause that says the landlord has the right to demand for the rental for the unexpired period in the event you/the tenant chooses to terminate early.
4th, watch out for ‘reinstatement clauses’ which means that the landlord has the right to demand that the tenant reinstate the property back to it’s original state (either renovated or otherwise) especially so if you have done some improvements to the property (though this enhances the property, but landlord still has the right to charge you for this).
5th, the clause on prohibition of subletting of the property or requirements for consent from the landlord (most times, it is written consent that’s required).
